What to Do When Your Home Won't Sell
If you've listed your home with great expectation for a reasonable listing time and a fair price, it can be very disappointing if your home doesn't bring an easy sale. When your beloved home doesn't seem to appeal to buyers, there are a variety of approaches you can use to turn the tides and renew interest in your home.

Even though Boston real estate is a hot commodity (as well as the surrounding areas, including Dorchester real estate, Roxbury real estate and Mattapan real estate), if your home isn't marketed properly or doesn't present well, you may find it difficult to sell, even at a fair price. Remember, potential homebuyers who view your listing have two main questions in mind. First, they're wondering, "Does it meet my needs?" and secondly, they're asking themselves, "What about this home appeals to me?" Whether your home is new or old, large or small, you can surely find ways to make it more appealing by emphasizing the home's features and presenting the home in a way that allows people to visualize themselves living in the home.

First, walk through your home with a critical eye and locate any problem areas that may be cluttered, messy or poorly organized. Next, clear the clutter, clean up the area and decorate with simple, well-coordinated décor. This can enable people to envision themselves living in the space. Living in a well-organized home is appealing to generally everyone. Next, be sure to take care of all minor repairs and ensure that the lawn is well-maintained and neat. Remove any unsightly items, such as garbage or broken down cars. If you have done all that you can to improve the interior and exterior presentation of your home, and still can't seem to interest buyers, your price point may need to be lowered or your marketing plan may require tweaking. Talk to your real estate agent to determine the best course of action to facilitate a quick sale.
