How to Properly Price Your Home to Sell
When listing your home on the Boston real estate market, it's important to take certain factors into consideration. Naturally, you'll want to ensure that your Boston home is priced properly, to enable a quick sale at fair price. In order to market your home effectively, you'll want to present a price point that honestly reflects the fair value and condition of the home you are attempting to sell. If you set the price point too high, your home may sit on the market for a long time, which can be a turn-off for newly prospective buyers who will surely wonder "What's wrong with that house, why hasn't it sold?"

On the other hand, pricing your home too low can be equally suspicious, and can make it appear as though you're desperate to sell. Not only will you leave money on the table by pricing your home too low, but you may in fact repel savvy prospective buyers who may assume there must be something "wrong" with the house if it's priced so low. In the greater Boston area, you'll find that these same rules apply to Dorchester real estate, Roxbury real estate and Mattapan homes for sale.

When settling on a listing price with your real estate agent, it's important to remember that sentimental value unfortunately does not apply, and a home's true worth is best established through historical data. In other words, your real estate agent will research the selling prices of similar homes that have sold in your neighborhood during the last 6-12 months, as well as current listing prices of similar homes in your area. Other factors to consider include any unique benefits your community has (in comparison with other areas), what special features add value to your home, and what attributes might actually detract value.

Staging your home is another key element in getting top dollar for your home. It's important to create an atmosphere that appeals to buyers. Ideally, you'd like prospective buyers to be able to envision themselves living in your home. Before showing your home, make sure it is thoroughly cleaned, orderly and de-cluttered, and that the décor and furnishings aren't so bold as to prevent a potential buyer to see what's possible in the space.
